Common Problems We Fix
- No hot water / lukewarm only: failed heating element or thermostat (electric); pilot/igniter/thermocouple/thermopile (gas); faulty gas control valve; broken dip tube
- Inconsistent temps / slow recovery: sediment on tank bottom, scaled elements, misadjusted thermostats, undersized unit
- Leaks & drips: T&P relief valve discharge, corroded nipples/unions, leaking drain valve, rusted tank (see Repair vs Replace)
- Noises (rumbling/popping): heavy sediment buildup
- Odors/discoloration: depleted anode rod, bacteria in tank
- Safety/code items: stuck/leaking shut-off, missing/failed expansion tank on closed systems, venting/draft issues
How We Diagnose (Free Service Call)
We start with a Free Service Call for an on-site evaluation. You’ll get clear findings and written options before any work begins—no pressure. If advanced diagnostics are needed (combustion analysis, electrical tracing), we’ll explain why and review the cost first.
Every repair visit includes:
- Safety check (gas leaks, draft/venting or electrical)
- Verify model/serial, capacity, and settings
- Basic sediment check and performance test
- Preventative recommendations (anode, flush schedule, expansion tank)
Annual Drain & Clean (Preventative)
Sediment is the #1 cause of noisy operation, slow recovery, and early failure.
For tank heaters (gas/electric), we:
- Drain & flush to remove sediment
- Clean/inspect burner (gas) or elements/wiring (electric)
- Test T&P valve, thermostats, and gas control
- Inspect anode rod (replace every 3–5 years)
- Check expansion tank size/pressure
- Set outlet temp to ~120°F per preference/safety
Recommended frequency: annually (semi-annually in hard water).
Benefits: quieter operation, faster recovery, longer lifespan, fewer repairs.
Typical Lifespan (and How to Extend It)
- Standard tank (gas/electric): ~8–12 years (often 6–10 without maintenance in hard water)
Extend life with: annual drain/flush, timely anode replacement, proper expansion tank.
Repair vs. Replace — How to Decide
Replace when:
- Tank body leaks (internal rust-through isn’t repairable)
- Unit is near/over lifespan and needs major parts (gas valve, multiple elements/thermostats, control board)
- Chronic sediment scaling or frequent breakdowns
- Venting/combustion or expansion-tank failures make repair uneconomical
- Household demand has outgrown capacity
Repair when:
- Single failed component on a younger unit (thermostat, element, igniter, thermocouple)
- Minor leaks at fittings/valves or correctable T&P discharge
