How to Pick the Right Mini-Split Size for Your Home
Choosing the right size mini-split is one of the most important steps to getting the comfort and efficiency you expect — and the reality is, one size definitely does not fit all!
If your mini-split is too small, it will run constantly, struggle to keep up, and wear out faster. If it’s too big, it will short-cycle, creating hot and cold spots, wasting energy, and wearing out key parts like the compressor and inverter board.
That’s why proper sizing — measured in BTUs (British Thermal Units) — is critical. Here’s a quick guide to help you understand the basics:
Understanding Mini-Split Sizing (BTUs)
Most mini-split systems range from 9,000 BTUs to 36,000 BTUs or more per indoor unit. Here’s a rough estimate to get you started:
- 📏 150–250 sq. ft. → ~ 6,000–9,000 BTUs
- 📏 300–500 sq. ft. → ~ 9,000–12,000 BTUs
- 📏 500–750 sq. ft. → ~ 12,000–18,000 BTUs
- 📏 750–1,200 sq. ft. → ~ 18,000–24,000 BTUs
However, these are only general rules. You also need to factor in:
- Ceiling height
- Insulation quality
- Sun exposure (large windows, west-facing walls)
- How well the space is sealed
- Intended use (e.g., garage workshop vs. guest suite)
Don’t Overlook Electrical Requirements
Most ductless mini-splits require dedicated electrical service:
- Smaller units often run on 110–120 volts.
- Larger systems (over ~12,000 BTUs) may require 220–240 volts.
- You may need a new breaker or subpanel upgrade to power your system safely.
A qualified HVAC installer will confirm if your electrical system can handle your new unit safely. However in many mini split installs it is necessary for you to hire an electrician when you do not have adequate electrical supply or when you don’t have a plug where you want to install your new mini split.
